Selling Your Home In The Summer

Spring is commonly the most popular season to put a home on the market, followed closely by summer. And while summer is still a good time of year to sell a home, there are several key reasons why it can be a bit more complicated to sell your home in the summer.

During the summer months, people are busy with summer activities that can distract from selling and buying a home. Since summer is the time of year when kids are not in school family activities can change drastically. The need for altered schedules and more attention to kids is one of the main reasons selling a home in the summer can be tougher. Additionally, potential buyers may be out of town for portions of the summer visiting family or taking time away for a vacation. You may also find that since the summer is not considered the most favorable time of year to buy a home that there are less potential buyers interested during the summer.

The Advantages Of Selling Your Home In The Summer

While spring is thought of as the most favorable time of year in which to sell a house, selling your home in the summer can have its own advantages. May is the best month to sell a home, but potential buyers who were unable to make a deal or find their perfect home will often continue to look throughout the summer months. Having kids at home during the summer can be a deterrent for some but can be an upside for others. Most parents don’t want to make moves during the school year or disrupt academics or friendships which makes summer the ideal time for large changes. Summer brings about longer days which means that there are more daylight hours to look for homes and more daylight hours for your home to look its best. The smaller number of buyers during the summer also means that there may be more demand. People wanting to move during the summer are often more serious about buying before fall arrives which means they are more motivated to move quickly.

Tips To Selling Your Home In The Summer

The outside of your home is the first impression any buyers will have of your property. If your lawn, siding, paint or driveway are not inviting, buyers may not care to look inside, no matter how amazing it may be. Here are some tips to maintaining a beautiful exterior of your home to enhance your home’s curb appeal and help you sell your home in the summer.

  • Mow your lawn regularly. Grass grows faster in the summer so it’s more important to make sure your lawn always looks well maintained.
  • Curb appeal is important in the real estate game all year long, but summer can be a great time to use curb appeal in your favor. A well-designed front lawn, patio and garden can really draw out the beauty of your home and attract potential buyers. Trim bushes and shrubbery regularly, and plant flowers that compliment your home.
  • Make sure your patio is clean and inviting. Move furniture outside on your patio or deck or purchase new furniture to create an inviting and peaceful respite that potential buyers can’t wait to spend time in. Hire professional patio and deck cleaners like Ned Stevens to make sure your deck presents in the best light possible.

Can Gutter Helmet® Gutter Covers Handle Really Heavy Rains?

Homeowners in certain parts of the country that are subject to heavy rainfall often ask us if rain gutter covers from Gutter Helmet® can stand up to really heavy rains. The answer is yes, they can!

Exactly How Much Rain Can Gutter Helmet® Handle?

Let’s get down to the nitty-gritty. Gutter Helmet has been tested to handle 22 inches of rainfall per hour, almost twice the heaviest rainfall ever measured by the U.S. Weather Service. The accepted world record for the most rain that fell in one hour is 12 inches of rain in Holt, MO, on June 22, 1947. Even more impressive, the entire 12 inches fell in only 42 minutes! However, this record is a matter of debate, as there are other cases without official records.

What Are the Heaviest Amounts of Rainfall Ever Measured?

There are several additional contenders for record rainfall amounts in short periods of time. Another 12 inches was measured in one hour in Kauai, HI, on January 24, 1956, with a total of 43.5 inches measured during the 24-hour period between January 24-25. On May 22, 1941, Plainville, IL, picked up 8.4 inches in just 40 minutes. Another rainstorm in Catskill, NY, was reported to have dropped 10 inches in one hour on July 16, 1819. On the night of August 4-5, 1943, a U.S. Army Corps of Engineers rain gauge measured 13.8 inches of rain in one hour at a location in central West Virginia.

The world record for the most rain in two hours and 45 minutes is held by Woodward Ranch in southwestern Texas, where on May 31, 1935, 10 inches was measured in one hour, 15 inches in two hours and a record-breaking 22 inches in two hours and 45 minutes.

Benefits of Downspouts

As a homeowner, you have a lot of factors pulling on your attention. To keep your home looking its best, you have to carry through with a number of routine chores. You have to mow the lawn, clean the house, rake leaves, take out the trash, do the dishes and so much more on an almost daily basis that you’d be forgiven for letting some things slip by the wayside. If you’re one of the millions of American homeowners with a sloped roof, for example, you might wonder why you should worry about the condition of your home’s gutters and downspouts.

Don’t be fooled. There are numerous benefits of downspouts in Oklahoma City, OK. Here are some reasons to appreciate your downspouts and keep them in good working condition.

Avoid basement and foundation damage

One of the fundamental reasons that your home needs downspouts is to avoid severe damage to your ground-level areas. One of the main goals of your gutters and downspouts is to make sure water doesn’t settle around your home where it can run into your basement and ruin the foundation. That’s a costly problem to repair.

Keep your home safe

All year long, your home is battered by the elements. The first part of your home that gets hit is almost always your roof. From there, water, snow, ice and even leaves and twigs roll off your roof. When you have downspouts in Oklahoma City, OK, you can rest assured that this water will flow into the gutter, where it will be channeled to your downspout and whisked away from your home.

Without the benefits of a downspout, rainwater and melted snow will slide down the side of your house. There, it will seep into your siding and into the space between your roof and walls. Once it has settled, this water will promote mold growth and eventually undermine the integrity of the entire structure. That puts your family at risk.

Improve your property value

Before your home is all but destroyed by water damage that might have otherwise been avoided, you will notice stains on the side of your home and increased wear and tear on your home’s exterior. These may not seem like major problems at the time, but even before they begin to cause damage, they will harm your home’s aesthetic and lower your property value.

Should you have an underground water drain?

While having the appropriate gutters is essential to making sure that water flows away from your home, where it ends up once it leaves the gutters can be just as important. Installing a K-Guard Gutter System on your home is the first step you should take to protect your property.

Once you’ve taken the right steps to keep rainwater from penetrating your home, it’s time to start thinking about the best ways to move the excess water off your property altogether. Drainage problems can lead to severe issues, including foundation problems, wet basements, and the growth of mold and mildew.

Good drainage is essential to ensure that your house remains dry and mold-free. Not only does it increase your property value by making sure that your foundation and basement remain dry and stable, it also helps create an outdoor space that you can enjoy throughout the year.

How do I know if I have a drainage problem?

Pooling water on parts of your yard is the most obvious sign of trouble, but there can be other, much more subtle signs of trouble. Keeping an eye out for these tell-tale signs could alert you to the need for a drainage solution:

  • Drifting mulch
  • Soggy ground
  • Flaking paint or bubbles in your basement walls
  • Pooling water in your basement
  • Mildew smells
  • Mold

What can cause water drainage problems?

There may be several reasons that you could experience water drainage problems. Often the biggest culprit is ineffective grading of the yard. Grading is a technique used in landscaping that creates a gentle slope to the yard, moving away from your home. In many cases, the grading is so slight that you won’t even notice. During heavy rains, even a slight grade can help move excess water away from your house, preventing pooling and water penetration of your foundations.

Grading isn’t always possible, however, and you may need to install French drains or other solutions. French drains are essentially shallow trenches dug and then filled with gravel that channel excess water in the desired direction.

Also, don’t forget to check your driveway. An improper slope on your driveway could cause water to pool directly next to your home instead of moving it away! Making sure that water doesn’t pool on your property, especially near your foundation, is critical in preventing structural problems from developing.

How does proper drainage work?

Your K-Guard Gutter System specialist will help you create a drainage plan that not only keeps your house dry, but moves water away from your property. Contact us today to learn more about the K-Guard Gutter System.

Since the majority of us aren’t lucky enough to have a perfectly graded property from the start, your drainage plan will likely include the need for an underground water drain.

Your K-Guard specialist will help you assess your property, paying particular attention to the grade, slopes, low lying areas, and surrounding properties. The appropriate grading for the yard or trench is about an inch of downslope for every eight feet in the direction you want the water to flow. It’s best to divert the excess water to a drainage ditch, storm drain, the street, or even a dry well.

What are the pros and cons of installing an underground water drain?

Whenever you’re talking about managing excess water on your property, the pros inevitably outweigh the cons.

Some of the cons include the difficulty of installation and continued maintenance. Installing underground water drains requires a good deal of planning, making sure that you don’t interfere with underground utilities like gas, water, and electric lines. The construction itself can be disruptive, requiring excavation, even temporarily needing to move patio pavers. Once installed, you’ll need to make sure that they don’t get clogged with debris or mud, keeping them clear so they can do their job.

The pros, on the other hand, will make your property more valuable and much more usable! Some of the many pros include:

  • Efficient drainage – in conjunction with proper grading, underground water drains are extremely efficient at managing excess water on your property.
  • Affordability – underground water drains are surprisingly affordable, especially compared to other alternatives like basement waterproofing.
  • Transforming – underground water drains can quickly transform your property, increasing its value and making your space more usable and enjoyable.
  • Pro-active – Making sure that you properly manage water on your property starts with installing a K-Guard Gutter System on your home, moving the water away from your property, preventing potential foundation water damage, and other problems down the road.

A comprehensive water management system on your property is critical in helping you increase your property value and in maintaining a healthy and safe home for your family.

Superior PW Roof Cleaning

Poorly maintained roofs might eventually lead to choked gutters and ceiling leakage which can amount to heavy repair and replacement expenses. Not to forget that unsanitary pests may form habitats out of cluttered leaf litters, and eventually find their way into your homes.

Roofs are exposed to environmental pollutants every single day, and over time, its surfaces may be littered with tree branches, leaves, and other impurities that obstruct your roof’s runoff systems. Additionally, black stains are known to plague poorly maintained roofs. These are often caused by destructive algae-like organisms known as Gloeocapsa Magma, which are growing in clusters due to the rising global temperatures that they thrive on.

Why You Should Never Skip Gutters for a Home

Gutters are manufactured in a number of different shapes and profiles, but the key components and the way they fit together are generally the same. If you’re curious about the structure of the gutters you typically see on houses, here’s a basic overview of how these traditional rain gutter systems fit together.

How Gutters Are Formed

Most gutters are fabricated on-site by a professional contractor with a metal-forming machine. This ensures that the gutters are seamless, which greatly reduces the chance of leaks. It also enables contractors to create gutters that are custom-sized for the home they’re working on.

Where the gutter ends at the corner of the house, the downspout connects to it via a drop outlet. An end cap is placed on the end of the last section of guttering to give the system a finished look and channel water down the downspout. The drop outlet connects to two downspout elbows, which allows the gutter downspout to curve around the edge where your house meets the roof. Downspout straps are placed every few feet to secure the downspout to your house.

What Happens If You Don’t Have Gutters?

If you’re thinking about skipping residential gutters for your home, you need to understand what will happen if you don’t have them. Instead of water running into the gutters and being carried away from your home, water will instead flow over the edge of your roof and run down the side of the house. This can cause all sorts of problems that gutters would otherwise prevent.

Homeowners without gutters on their home often find that rainwater runs directly down the siding and into the basement, or penetrates the roofline and leaks into the attic. These problems can be very expensive problems to fix, so make sure that you have the right type of gutters for your house.
